I am looking for someone to take over my lease at Scape Shoreditch (45 Brunswick Pl, London N1 6DX).
📍 Room type: Standard Studio.
💵 Weekly rent: originally £425 and now £409 (negotiable!). This includes all utility bills (i.e. electricity, water, heating) and Wi-Fi internet.
🗓️ Contract duration: 28th February - 6th September (Start date is negotiable!).
❔ Reason for finding a replacement tenant: I'm moving back to my home country, and so I don't need a place to stay in London anymore 😊
🔖 Room Description:
This is a fully furnished Standard Studio that comes with a double bed, an en-suite bathroom and your own kitchenette (which includes hobs, a microwave, a mini fridge-freezer and rubbish bins). Great for someone who values personal space, convenience and independence.
It also comes with a spacious desk with sockets conveniently fitted for recharging or powering any devices you might have. And to each side of the desk is a three-drawer chest and shelves - perfect for storing your favourite stationery, gadgets and books. This thoughtful setup is amazing for students who prefer working in the comfort of their rooms and who need a focused environment to get their assignments done.
On top of these, this studio provides you with plenty of storage space, including a wardrobe, chests of drawers, bookshelves, kitchen cabinets, a two-door mirrored cabinet in the bathroom, and abundant under-bed storage - super friendly for international students who may be bringing large suitcases over with them.
Just as a cherry on top, essential cookware, utensils and cooking ingredients can be provided before you check in (or when you check in, but I'm still confirming this with Scape)! This should make your move-in easier. Please let me know if you'd like to arrange this.
🏡 The building and local area:
There are five group study rooms in the building where you can work on projects with your team, practise a presentation with a coursemate, or just have a change of scene for individual study. When you've worked enough, you can easily book a cinema room for a movie night or work up a sweat in the 24/7 onsite gym. There is also a communal kitchen fitted with an oven, amongst other appliances, where you can make meals with friends and meet new people. The reception is staffed 24/7, so you'll have someone to turn to any time of day.
The local area is super well-connected, with the nearest tube station and bus stops just five minute's walk away. You can get to several different supermarkets all within 5-10 minutes. And you'll be spoiled for choice over the many cafes, restaurants, bars and parks nearby.
✏️ Things to note:
- You will need to pay a £400 deposit for this room by the time of check-in, but this can be fully refunded after checking out (if no damage to the room is made).
- You will need to pay for the entire contract duration agreed between us (must cover the period between the agreed contract start date and the 6th of September).
- This studio is impacted by maintenance works on the exterior of the building, resulting in a restricted window view and moderate noise from 8 am to 4 pm on weekdays (hence the discounted price). However, the works are planned to be completed in Spring, which means it will only impact you for a couple of months. This shouldn’t be a huge issue also because you'll be going to campus for classes and exploring all the goodness that London has to offer!
